Salespersons

• Be at least 18 years of age or older.
• Be a citizen of the United States or a lawfully admitted alien.
• 180-hour Pre-License Education completed
• Applicants must be either a Texas resident or a lawful permanent resident alien.

• Complete 180 hours of qualifying education courses, including:
  • 60 hours of Principles of Real Estate
  • 30 hours of Law of Agency
  • 30 hours of Law of Contracts
  • 30 hours of Promulgated Contract Forms
  • 30 hours of Real Estate Finance
• Pass the state real estate licensing exam.
• Submit fingerprints for a background check.
• Obtain sponsorship from a licensed Texas real estate broker. In order to carry out any real estate services, a sales agent must be sponsored by a licensed broker.

Brokers

• Be at least 18 years of age or older.
• Be a citizen of the United States or a lawfully admitted alien.
• Have a clean criminal history.
• Complete 270 hours of qualifying education courses, including:
  • 180 hours of core real estate courses
  • 90 hours of related qualifying courses
• Applicants must be either a Texas resident or a lawful permanent resident alien.
• Have at least four years of active experience in Texas as a licensed real estate sales agent or broker during the 60-month period immediately preceding the filing of the application.
• Pass the state real estate broker licensing exam.
• Submit fingerprints for a background check.
• Obtain sponsorship from a licensed Texas real estate broker.

The passing scores for the Texas real estate licensing exams are as follows:

1. Salesperson Exam: A score of 70% or higher is required to pass the salesperson exam. The exam consists of 110 multiple-choice questions and you have four hours to complete it.
2. Broker Exam: A score of 75% or higher is required to pass the broker exam. The exam consists of 120 multiple-choice questions and you have four hours to complete it.
