Operating Expenses: 

Operating expenses are the costs that a property owner has to pay to keep a building running, like paying for repairs, maintenance, and utilities. These expenses don't include mortgage payments or taxes but are essential for keeping the property in good shape and functioning smoothly.

Example: 

A landlord owns an apartment building and has to pay for things like electricity, water, landscaping, and regular maintenance to keep the property in good condition for the tenants. These costs are considered operating expenses.
