Define Sale-leaseback in Real Estate

Sale-leaseback:

A sale-leaseback is an arrangement where the owner of a property sells the property to someone else and then leases it back from them. In other words, the seller becomes the tenant, and the buyer becomes the landlord. This can be a way for the seller to get cash for the property while still being able to use it.

Example:

Let's say that a company owns a building that they use for their business, but they need cash to invest in other areas of the business. They might sell the building to an investor and then lease it back from them. The investor becomes the landlord, and the company becomes the tenant. The company continues to use the building as before but now pays rent to the new owner.

A few more things you should know about sale-leaseback arrangements:

- Sale-leaseback arrangements are most common in commercial real estate, such as office buildings, retail spaces, and warehouses.

- The lease terms in a sale-leaseback can vary widely depending on the specific arrangement. Typically, the lease term will be longer than a standard lease, ranging from five to twenty years or more.

- The sale price and lease terms will be negotiated between the buyer and the seller. In some cases, the seller may be able to negotiate favorable lease terms such as a lower rent or the ability to renew the lease at the end of the term.

- Sale-leaseback arrangements can be a way for a company to raise cash without having to sell off assets or take on additional debt. They can also be a way for an investor to acquire a property with a built-in tenant and a predictable income stream.
